OK, so you are thinking of buying or selling a home/property, and unless you think you can do it yourself, you are looking for an agent to do what we get paid to do. So what do I mean "Doing Real Estate the RIGHT Way?" Does that mean that other realtors do it the WRONG way? Not necessarily. There are many good agents out there. But do you want "good," or "better?" Doing things the right way means MINIMIZING or trying to PREVENT a buyer's or seller's RISK OF LOSS. I mean, let's face it, this is a large financial endeavor, so you want to know you are buying what is described, or when selling, you are representing the property as fully as you can.
For example, let me ask you these questions: If you are buying a property that does not have public water, is it OK simply to do a bacteria water test on the well? Is it always advisable to ask for a home (on the mechanicals, electric system, etc) warranty? Should you request a Radon test on a townhouse built on a concrete slab with no basement? Do you know how to fill out a seller's disclosure statement accurately and completely? Do you know if the deed is correct, so if you are selling or buying, say, a property with 30 acres, how is the contract written to ensure you are buying 30 acres? On a conventionally financed loan, do you need to add an appraisal contingency clause?
For a buyer, the RISK OF LOSS might be that some of these questions were not considered, and there may be problems AFTER the sale, which is not something buyers, sellers, or realtors ever desire. And these few issues do not cover the total landscape. So maybe now you have an idea of RISK OF LOSS (Money out of your wallet you HADN'T expected).

But how do you know you can trust an agent you have never met? I mean, aren't realtors just a "dime a dozen?" They don't have the greatest reputation....just above used car salesmen!
Simply by interviewing an agent, and reviewing their track records and references. Listen to what they say and HOW they say it. I know most real estate consumers (sellers want the most money yesterday, and buyers want to "steal" a deal) think money is the only issue, but there are many factors in the sale or purchase of a property. Realtors provide professional opinions of value, and you can have many different opinions. Is it advisable to go with the highest opinion of value when selling a home? It depends on market conditions, and many other factors. So you are looking for a realtor not to say what you want to hear, but to say what the facts are, honestly.
